Retained project example — confirmation pending
The homeowner noticed granule buildup in the gutters each spring and two small ceiling stains after heavy rain. The roof was original to a 1989 build — 35 years old.
Two layers of shingles present, requiring a full tear-off before new installation. Significant granule loss on the south slope. North-facing eave showed ice-dam staining on the decking — three sheets of plywood needed replacement. Attic ventilation ratio was below code: soffit vents blocked by insulation.
Scope considerations
The attic had just two inches of blown insulation directly over the soffit vents, which was starving the ventilation system and causing heat to escape through the deck in winter — the root cause of every ice dam this home had experienced. Re-insulating to code and adding the ridge vent should eliminate the recurring February leaks entirely. The homeowners wanted to match the original dark colour; the IKO Charcoal blends well with the brick on Port Dalhousie homes built in this era.
