The original wood siding was showing signs of rot at the base of the north wall. The homeowners also noticed significantly higher heating bills and cold interior walls in the front bedroom.
Original board-and-batten siding from the 1970s. Moisture infiltration behind the north-facing panels had caused rot in the bottom courses and two sections of sheathing. No house wrap present under original installation.
Scope considerations
No house wrap was the biggest issue here. Moisture had been migrating behind the siding for years, concentrated on the north face where driving rain is worst in Niagara. The Kaycan insulated product adds roughly R-3 continuous insulation, which will noticeably reduce the cold-wall effect in that front bedroom. The Pebblestone Clay colour was the homeowner's choice — it works particularly well with the white window trim and dark roof on this 1970s side-split.
